Loans may be required pre-planning to be refinanced with a development loan or the exit could be sale of the investment property. The loan terms are typically from 3 – 18 months, longer may be possible, loan amounts from £250,000 to £15m+
Rates for short term loans are normally between 7-12% per annum plus fees. The lower rates are available for straight forward transactions at a low loan to value, secured on good quality property in high demand areas. Higher rates will always be a reflection on the type of transaction ie. if the client has poor credit, property is in poor condition, type of property, exit plans, client profile, and many other variables.
